7229 245th Way NE is a four-bedroom, 3.5-bath Chaffey home on 0.73 acres in Elm Tree Lane, a dead-end neighborhood on Union Hill in Redmond. Popach & Co. represents the sellers. The house backs onto ponds and open space, and the herons outnumber the neighbors in the view from the new deck. It’s move-in ready, with central air, a generator, a 50-year roof and new stainless appliances.

Why This Union Hill Lot Stands Apart

The lot is the reason to see this house first. The listing record puts it at 31,757 square feet, with pond views and a back line that borders open space and public land. Mature trees ring the yard, and the open space behind it makes a shy acre feel much bigger. Nobody’s looking into your kitchen window.

The sellers regularly see blue heron and deer at the water. Horses, sheep and llamas graze on nearby Union Hill farms, and the sellers buy fresh eggs and produce close to home. The Redmond Ridge shops are close too, which still surprises people on their first visit.

I tell buyers to stand on the back deck before they look at a single bedroom. You can redo a bathroom whenever you want. What sits behind the fence is much harder to change.

Elm Tree Lane adds the street life. Chaffey built the neighborhood in the mid-1990s with larger houses on generous, well-spaced lots. The lanes carry no through traffic, so kids still play in the road. Neighbors keep a busy Facebook group going, and that is where people find a roofer or a babysitter. They also get together regularly.

People who buy here tend to stay. By the sellers’ own count, 26.7% of the original builder-buyers still own their Elm Tree Lane homes about 30 years later. The sellers have lived in this one for 20 years, and so have nearly half of their neighbors.

Inside 7229 245th Way NE, Room by Room

You walk into a two-story foyer with hardwood floors, and the vaulted ceiling pulls in a lot of natural light. The molding, wainscoting and trayed ceilings continue into the formal rooms. Every floor sits on one even level, so you never step up or down between rooms.

The eat-in kitchen is the center of the main floor. It has new stainless steel appliances, quartz counters, a gas cooktop, undermount sinks and a walk-in pantry. It also looks straight into the family room. You can stir the soup and still see who is actually doing homework.

Off the kitchen, the laundry room has a hanging closet and real folding space. There’s more storage than you’d guess, including a run of linen closets upstairs. A main-floor office doubles as a bedroom for a guest or a parent who would rather skip the stairs.

Upstairs, the primary suite has a sitting area, a five-piece bath and a walk-in closet, plus several linen closets. A second bedroom has its own full bath. That suite works well for a live-in nanny or a visiting grandparent.

The layout fixes a problem I see in most Eastside four-bedroom plans. Three bedrooms share one hall bath, and the morning overflow lands in the parents’ suite by seven. Here, only two bedrooms share the hall bath.

The systems match the finishes. Central air runs through a HEPA air purifier with washable filters, and a generator keeps the lights on when the power drops. New carpet and luxury vinyl plank in the wet areas round out the floors. The 50-year roof carries a transferable warranty. Out back, a fully fenced yard and a big new deck face the ponds.

Lake Washington Schools That Serve This Home

The NWMLS listing record assigns this home to the Lake Washington School District: Ella Baker Elementary, Timberline Middle School and Redmond High School. Two of the three sit in some of the newest buildings in the district.

Who This Redmond Home Fits Best

This house fits a family that wants room and privacy without giving up an easy commute. It fits even better when someone in the house needs a private suite.

This is a finished house on an unusual lot, in a neighborhood where people stay for decades. Because they stay, listings on these lanes are scarce. A few doors down, 7416 245th Way NE came up in early 2026 for the first time since it was built in 1997.

Popach & Co. represents buyers and sellers across King County, and I have worked the Bellevue market for close to a decade. If this one is not quite right, browse current Popach & Co. listings or read our guide to buyer representation in King County. For pricing context, read the latest Redmond housing market update.
